Freehold Conversion Services

Freehold Conversion of DDA/L&DO

Authorities allot government-owned land to private parties on a lease-based agreement for a certain period which may extend up to 99 years. In a leasehold property, the owner is liable to pay a ground rent. Leasehold properties come comparatively cheaper, considering they occupy prime spaces.  The responsibility of maintaining the property lies with the developer or the state administration or co-operative group housing society or whosoever is in charge. That said, property owners would rather pay property taxes than ground rent. Lease tenure might last 99 years, but the fear of losing ownership is hovering. Most people in India prefer to fully own so that they can pass it on to their children as a tangible asset. Industry insiders say it may be better to go for a freehold property because it gives you complete ownership of land without any conditions. Moreover, it is easier to procure funds on your freehold property. However, most homeowners have budget constraints, and, thus leasehold properties are usually the first pick.

Land Use Conversion

Land use conversion is the act or process of changing the current physical use of a piece of agricultural land into some other use or for another agricultural use other than the cultivation of the soil, planting of crops, growing of trees, including harvesting of produce therefrom.

DDA Freehold Conversion

Documents required for freehold conversion

  • a) Undertaking from allottee/mutatee duly attested by Notary Public/1st Class Magistrate (as per Annexure “E” the Booklet)
  • b) Affidavit from the allottee/mutatee duly attested by Notary Public/1st Class.
  • c) Magistrate (as per Annexure “F” of the Booklet)
  • d) Indemnity Bond from the allottee/mutate duly attested by Notary Public/1st Class Magistrate (as per Annexure “G”) or Indemnity Bond from GPA/Agreement to Sell holder (as per Annexure “H”)
  • e) Passport/Voter I-D Card/Elect. Bill/Water Bill/House Tax receipt/Ration Card etc., duly attested by the Notary Public/Gazetted Officer.
  • f) Proof of Physical Possession of the person in whose name the conversion is sought viz., copy of anyone of the following
  • ● Copy of Demand-cum-Allotment Letter issued by the DDA, duly attested by the Notary Public/Gazetted Officer.
  • ● Copy of Possession Letter issued by the DDA, duly attested by the Notary Public/Gazetted Officer.
  • ● One passport size photograph and 3 attested specimen signatures of the person in whose favour the Conversion is sought, duly attested by the Notary Public/Gazetted Officer (As per Annexure “J”).
  • ● NOC from the mortgagee (in case the flat is mortgaged) duly attested by the Notary Public/Gazetted Officer.
  • ● In the cases of allotment on Hire Purchase basis, copy of the No Dues Certificate, or copies of all the challans vide which the payment of premia, initial deposit & monthly installments etc. had been made by the allottee/applicant.
  • ● In case of mutatee, the copy of mutation letter issued by the DDA duly attested by the Notary Public/Gazetted Officer.
  • ● Details of ground rent (as per Annexure “K”).
  • ● Undertaking for payment of difference of provisional conversion, charges if any duly attested by Notary Public/ 1st Class Magistrate (as per Annexure “L”).
L&DO Freehold Conversion

Documents required for freehold conversion

  • a. All residential plots, irrespective of area, for which the allotment / perpetual lease is issued by the department of Rehabilitation or L&DO for residential purpose and building thereon is constructed and where completion certificate or at least D-Form in respect of such construction is obtained from the Local Body.
  • b. ‘C’ type tenements allotted on leasehold basis by the Department of Rehabilitation or Land and Development Office.
  • c. ‘A’ type tenements allotted on leasehold basis by the Department of Rehabilitation or Land and Development Office.
  • d. All Industrial plots allotted by the Department of Rehabilitation or Land and Development Office and upon which building is constructed and completion certificate or at least D-Form in respect of such construction is obtained from the Local Body.
  • e. All commercial and mixed land use properties allotted by the department of Rehabilitation, L&DO or the Directorate of Estate, for which ownership rights have been conferred and lease deed executed and registered
L&DO Conveyance Deed
  • a. Applying for freehold conversion
  • b. Drafting and preparation of legal documents
  • c. Attestation of documents
  • d. Deposit conversion fee with concern registrar office
  • e. Paying stamp duty and registration fee for freehold conversion
  • f. Getting conveyance deed registered with registrar office
  • g. Follow-up and visiting L&DO office for obtain registered deed.
DDA Conveyance Deed
  • a) Applying for freehold conversion
  • b) Drafting and preparation of legal documents
  • c) Attestation of documents
  • d) Deposit conversion fee with concern registrar office
  • e) Paying stamp duty and registration fee for freehold conversion
  • f) Getting conveyance deed registered with registrar office
