Register your Property
As per Section 17 of the Registration Act, 1908, all transactions that involve the sale of an immovable property for a value exceeding Rs 100, should be registered. This effectively means that all the transactions of sale of immovable property have to be registered, as no immovable property can be purchased for merely Rs 100. Additionally, all transactions of gift of an immovable property, as well as lease for a period exceeding 12 months, are also mandatorily required to be registered.
In special cases, when a party to the transaction cannot come to the sub-registrar’s office, the sub-registrar may depute any of its officers to accept the documents for registration, at the residence of such person. The term ‘immovable property’ includes land, buildings and any rights attached to these properties.
Registration charges:
For sale deed, conveyance deed and gift deed, stamp duty and transfer duty of 6% and 4% will be levied on men and women respectively. There will also be a registration fee of 1% on the value of the property, and Rs. 100 for pasting charges. All people concerned in a transaction should be present. For registration of will, there is no stamp duty, but you will have to pay a registration fee of Rs. 600. Registering your will is not compulsory. For registration of sales deed and will, you need two witnesses with proofs of identity. For the transfer of shares, the stamp duty is Rs. 1 per 1000. Please note Sale deed transfers the ownership of the property after sale. Conveyance deed, in this context, refers to conversion of lease hold property to free hold property. Gift deed refers to
the transfer of legal title over the property which is being gifted.
How You Can Register Your Property In Delhi:
Appointment with Sub-registrar: Property registration in Delhi can be done online. To register your property online, you should fix an appointment online after visiting the Revenue Department website and finding the sub registrar office of your district. The sub-registrar office will give you an appointment number and the date and the time when you are expected to visit the office.
Stamp Duty Calculation and purchase E-Stamp Paper: The Delhi Revenue Department website has details on registration process. It also has the forms, letter formats, information about the documents you need to register your property and an online calculator to calculate the stamp duty. After calculating the stamp duty, you can purchase the e-stamp paper.

Visit the Sub-Registrar Office: When you visit the sub-registrar office, the computer will eject a swipe card when you enter the details, including your appointment number. Enter the waiting hall with the swipe card. There will be several counters to help owners of plots in Delhi or ready to move in properties in Delhi at different stages of property registration. After verifying your documents, they will send you to the official concerned.
Collect your documents: You will be able to register your property and collect the documents on the day of the appointment between 4 pm and 6 pm. If your application is rejected, you will be informed on the same day itself.
